Property Insights is a UK property data API. You send an address, postcode or UPRN and ask one question, such as its value, flood risk, council tax band, EPC rating or registered title, and get a short JSON answer back. It is built for developers and AI agents, and most calls cost 1 credit.

What we believe
Useful documentation, clear responses and the tools to understand production behaviour are part of the product, not extras.
Change plan or cancel without a harsh contract or a drawn-out exit. We want you to stay because the service earns its place.
One API key, OpenAPI documentation, predictable JSON and practical examples help you move from sign-up to a working request quickly.
Inspect the endpoint, source, status, credits, latency, request parameters and stored response details for each API call.
Request evidence helps us find inconsistencies in public sources and improve matching, validation and fallbacks as patterns emerge.
Transparent burn charts show actual credit use against your billing cycle, so there are no surprises at the end of the month.

Records from different sources are matched to the same address, UPRN or postcode, so one call can answer across them.
Each source is checked on a schedule that matches how often it is published. You never run an import.
Every response uses the same JSON conventions and is documented in one OpenAPI spec, with its coverage and limits stated.

Who builds on it
Add value, flood risk, council tax and EPC data to a listing, form or report with one key. One call per question, no Land Registry pipeline to maintain.
Give agents real UK property facts as tools. Connect over MCP or ChatGPT Actions and every endpoint becomes a callable function.
Check value, title and risk before an offer, with confidence-scored valuations, comparables, registered title and flood screening.
Price cover at quote time from rebuild cost, floor area and construction age, plus flood, ground and crime signals.
Prepare valuations and listings with sold prices, EPCs and council tax, then send buyers a branded information pack.
Pull title, planning constraints and environmental screening into searches and client reports before exchange.
Screen whole areas for deals with rents and yields, recent sold prices, comparables and stamp duty costs.
Find homes to upgrade from EPC ratings, construction age and floor area, and get a webhook when a new EPC is lodged.
Build search and sign-up flows with address autocomplete and UPRN matching, then show property and area data on every page.
Tell us what you need to know about a property and we will point you to the calls that answer it.

How it works
Sign up and start a 14-day free trial with 500 test API credits, so you can start building straight away.
Your key is on the dashboard the moment you sign in. Send it in the x-api-key header on every request.
x-api-key: YOUR_API_KEYAny endpoint, any HTTP client. Structured JSON comes back ready to use.
curl propertyinsights.co.uk/api/v1/epc/search?postcode=S11+8YLQuestions
Every estimate combines House Price Index and comparable-sales methods, and comes with a confidence score from 0 to 100 (under data.valuation.recommended.confidence) plus a low, mid and high range. High-turnover streets score higher; unusual properties score lower, and we tell you rather than hiding it. Use the score to decide when to show the figure and when to ask for a survey.
Limits are per plan and returned on successful responses in X-RateLimit-Limit, X-RateLimit-Remaining and X-RateLimit-Reset headers. If you exceed them you get a 429 with the reset time in the response, never a silent failure. Higher limits are a plan change, not a negotiation.
Primary national and public sources, including HM Land Registry (sold prices, titles and company ownership), the Valuation Office Agency, the domestic EPC register, Ordnance Survey, ONS, the Bank of England, the Environment Agency, the British Geological Survey, Police.uk, the Department for Transport, the NHS, the Department for Education and Ofsted, Ofcom, planning.data.gov.uk, council planning registers and OpenStreetMap. Each endpoint documents its source, coverage and important limitations.
Yes. Add the MCP server at mcp.propertyinsights.co.uk to Claude Desktop, Claude Code or Cursor and all 68 APIs are available as typed tools. For GPTs, install the ChatGPT Actions integration. Both authenticate with the same API key (x-api-key) as the REST API.
Yes: a 14-day free trial with 500 test API credits, meant for building and testing. A card is required to start the trial. Move to a paid plan when you go to production.
Coverage varies by source. Sold prices and EPC certificates cover England and Wales, Ofcom connectivity data covers available UK postcodes, and deprivation and planning constraints currently cover England. Planning source coverage is incomplete, so an empty result does not prove that no constraint applies. Planning applications are collected from some councils only, so check coverage for a postcode before relying on an empty result. Each API response and guide makes its coverage clear.
