Rents and Yields API

Average private rents by bedrooms and property type, gross rental yields by local authority, and Local Housing Allowance rates by Broad Rental Market Area.

Each call costs 1 credit. Requests that return an error are not charged.

Billing details in the response

Successful chargeable JSON responses include a top-level billing object. The endpoint examples on this page focus on the endpoint-specific data, so this repeated block may not be shown in every example.

Field or header	Meaning
billing.creditsCharged X-Credits-Charged	Credits charged by this call. Failed and non-chargeable calls return `0` in the header.
billing.creditsRemaining X-Credits-Remaining	The credit balance after the call.
billing.creditsRefreshAt X-Credits-Refresh-At	The next monthly credit refresh as an ISO 8601 timestamp. Trial and non-renewing balances return `null` and omit the header.

All authenticated API-key calls expose the billing headers, including validation errors and zero-credit status or management requests. Only successful chargeable JSON responses add the billing object to the response body.

When credits run out

If your balance is lower than the cost of a request, the API returns HTTP 402 and charges nothing. The error includes the credits needed, your balance and a link to change plan.

Area rents

GET/api/v1/area/rents

Average monthly private rent for a local authority, region or country, split by bedrooms and property type. Covers new and existing tenancies. Add months to get a monthly history.

Name	Required	Type	Description
postcode	One of	string	Full postcode in England or Wales. Resolved to its local authority.
areaCode	One of	string	ONS code: local authority (E06000023), English region (E12000009), country (W92000004) or Scottish BRMA (S33000008).
months	No	integer	Months of history to include, 0 to 120. Default 0.

Scottish rents are published by Broad Rental Market Area, and Northern Ireland rents only for the whole country. Postcodes in Scotland or Northern Ireland return a 404 that names the area code to use instead.

Area yields

GET/api/v1/area/yields

Gross rental yield for a local authority in England or Wales, for all homes and by property type. Yield = average monthly rent x 12 / median sold price. Prices are standard Land Registry sales in the last 12 complete months.

grossYieldPct is null, with a note, when the area had fewer than 20 sales of that type in the 12-month window. Yields by bedroom count are not available because Land Registry sales do not record bedrooms.

Local Housing Allowance rates

GET/api/v1/area/lha-rates

Monthly Universal Credit Local Housing Allowance rates by Broad Rental Market Area, for the shared accommodation rate and 1 to 4 bedrooms. Omit every parameter to list all BRMAs.

brma	No	string	BRMA name or part of it, for example Bristol.
nation	No	string	england, scotland or wales.
rateYear	No	string	Rate year such as 2026-27. Defaults to the rates in force today.

BRMA boundaries do not follow local authority boundaries, so this endpoint is searched by BRMA name. Rates for 2026-27 are frozen at April 2024 levels.

All three sources are published under the Open Government Licence v3.0. Rents are averages for an area, not estimates for a single property. Yields are gross, before costs, voids and tax.
