How it works
One request per property. Nothing to download or keep up to date.
- 1
Send the property
Pass a UPRN, or an address with its full postcode. A UPRN is resolved to its address for you.
- 2
Match the title
The address is matched against the Land Register entries for that postcode. Flats in the same building are kept apart.
- 3
Confirm with RoS
Each title is checked against the Registers of Scotland title summary. Only titles registered at that address are returned.

Scottish title number questions
What does a Scottish title number look like?
Three letters for the registration county, followed by a number. A title in Midlothian starts with MID, one in Aberdeen with ABN and one in Perth with PTH.
How is this different from searching ScotLIS?
ScotLIS is the Registers of Scotland website, where you search for titles one at a time in a browser. This API does the address to title number step from your own code, with a UPRN or an address and postcode, so you can run it inside your app or across a list of properties.
Why can't I use the HM Land Registry title lookup for Scotland?
HM Land Registry only covers England and Wales. Scottish land is registered by Registers of Scotland in the Land Register of Scotland, which uses its own title numbers.
What is the Sasine Register?
The older Scottish register of deeds. Property moves to the Land Register when it is sold or voluntarily registered, so a property that has not changed hands for a long time may still be on the Sasine Register. Those properties have no Land Register title number and return 404.
How are flats handled?
The flat or unit number must match. If the flat number is missing, or a flat is only listed under its building address, the lookup returns 404 rather than guessing. If one address has more than one title, every title number is returned with status multiple_titles.
What does the verification field mean?
ros_summary means Registers of Scotland confirmed the title is registered and that its address matches your request. unverified means that check could not run, so treat the result with more care.
Can I get the title sheet or title plan?
Not through the API yet. The lookup returns the title number, which you can use to order the title sheet and plan from Registers of Scotland.
