What we believe

Good property data is only half the job.

01

More than rows and fields

Useful documentation, clear responses and the tools to understand production behaviour are part of the product, not extras.

02

No long lock-ins

Change plan or cancel without a harsh contract or a drawn-out exit. We want you to stay because the service earns its place.

03

Built for developers

One API key, OpenAPI documentation, predictable JSON and practical examples help you move from sign-up to a working request quickly.

04

Every call is traceable

Inspect the endpoint, source, status, credits, latency, request parameters and stored response details for each API call.

05

Quality improves over time

Request evidence helps us find inconsistencies in public sources and improve matching, validation and fallbacks as patterns emerge.

06

Usage stays visible

Transparent burn charts show actual credit use against your billing cycle, so there are no surprises at the end of the month.

  2. 2What we do with it

    Link

Records from different sources are matched to the same address, UPRN or postcode, so one call can answer across them.

    Refresh

Each source is checked on a schedule that matches how often it is published. You never run an import.

    Standardise

Every response uses the same JSON conventions and is documented in one OpenAPI spec, with its coverage and limits stated.

Agent ready

Property data your AI can call as tools

  • Typed tools, strict JSON. Every endpoint has an OpenAPI schema, so agents get structured facts and clean tool selection, not free-text guesses.
  • UK-first coverage. Sold prices, EPCs, demographics, deprivation, broadband, mobile coverage, planning constraints, ownership and title from public and primary national sources.
  • One key, three surfaces. The same API key works across the REST API, the MCP server and ChatGPT Actions.

Questions

Asked before you got here

How accurate are the valuations?

Every estimate combines House Price Index and comparable-sales methods, and comes with a confidence score from 0 to 100 (under data.valuation.recommended.confidence) plus a low, mid and high range. High-turnover streets score higher; unusual properties score lower, and we tell you rather than hiding it. Use the score to decide when to show the figure and when to ask for a survey.

What are the rate limits?

Limits are per plan and returned on successful responses in X-RateLimit-Limit, X-RateLimit-Remaining and X-RateLimit-Reset headers. If you exceed them you get a 429 with the reset time in the response, never a silent failure. Higher limits are a plan change, not a negotiation.

Where does the data come from?

Primary national and public sources, including HM Land Registry (sold prices, titles and company ownership), the Valuation Office Agency, the domestic EPC register, Ordnance Survey, ONS, the Bank of England, the Environment Agency, the British Geological Survey, Police.uk, the Department for Transport, the NHS, the Department for Education and Ofsted, Ofcom, planning.data.gov.uk, council planning registers and OpenStreetMap. Each endpoint documents its source, coverage and important limitations.

Can I use it from Claude, Cursor or ChatGPT?

Yes. Add the MCP server at mcp.propertyinsights.co.uk to Claude Desktop, Claude Code or Cursor and all 68 APIs are available as typed tools. For GPTs, install the ChatGPT Actions integration. Both authenticate with the same API key (x-api-key) as the REST API.

Is there a free trial?

Yes: a 14-day free trial with 500 test API credits, meant for building and testing. A card is required to start the trial. Move to a paid plan when you go to production.

What does coverage look like across the UK?

Coverage varies by source. Sold prices and EPC certificates cover England and Wales, Ofcom connectivity data covers available UK postcodes, and deprivation and planning constraints currently cover England. Planning source coverage is incomplete, so an empty result does not prove that no constraint applies. Planning applications are collected from some councils only, so check coverage for a postcode before relying on an empty result. Each API response and guide makes its coverage clear.
