EPC checker
Enter a postcode and house number or name to see the latest energy performance certificate: the current and potential rating, floor area, heating system and estimated running costs.
What an EPC tells you
An Energy Performance Certificate rates a building from A (most efficient) to G (least efficient). It is needed when a home is built, sold or let, and stays valid for 10 years. The certificate also records the floor area, how the home is heated, what the walls, roof and windows are made of, and estimated yearly costs for heating, hot water and lighting.
Ratings and the rental rules
Landlords in England and Wales generally cannot grant a new tenancy on a home rated F or G unless an exemption is registered. Buyers and lenders also use the rating to estimate running costs and the cost of improvements.
Where the data comes from
Results come from the official EPC register run by the Ministry of Housing, Communities and Local Government, covering England and Wales. Scotland keeps a separate register, so Scottish homes will not appear here.
Frequently asked questions
Is this EPC checker free?
Yes. You can run a handful of lookups for free. If you need EPC data for many properties or inside your own software, use the EPC API with an API key.
Why can I not find my EPC?
Only homes that have been sold, let or built since 2008 usually have a certificate. Check the postcode, and try the house number on its own. Scottish homes are on a separate register.
How long is an EPC valid for?
Ten years from the date it was lodged. A newer certificate replaces the older one for the same property, and this checker shows the latest certificate it finds.
What is the minimum EPC rating for a rental property?
In England and Wales a privately rented home generally needs a rating of E or above, unless the landlord has registered a valid exemption.
